This target represents a staggering 52% increase from its portfolio size at the end of 2023, signaling a bold foray into the future of urban development. Property giant Megaworld, under the visionary leadership of Alliance Global Group, Inc.’s CEO Kevin L. Tan, has laid out a comprehensive roadmap that meticulously outlines the expansion of both its Megaworld Premier Offices and Megaworld Lifestyle Malls segments.

Megaworld's commitment to this expansive growth is underpinned by a robust plan that sees its office space leasable area soaring to 2 million square meters and its retail leasable space reaching the 1 million square meter mark by 2030. This ambitious blueprint is not just a testament to Megaworld’s resilience but also reflects its proactive stance in anticipating and shaping the future demands of the real estate market.



Diving deeper into Megaworld's strategic playbook, it is evident that the cornerstone of this growth strategy is a significant investment in capital expenditure. With a budget of P55 billion for the current year, part of a broader P350-billion five-year capex program initiated in 2023, Megaworld is not just investing in its future but is laying the foundation for a new era of urban development. These funds are earmarked for a range of projects including the development of townships, residential projects, investment properties, and strategic land acquisitions.

In 2023, the company expanded its Megaworld Premier Offices portfolio by 69,000 square meters of gross leasable area (GLA), bringing it to a total of 1.5 million square meters. This expansion was significantly bolstered by the successful turnover of the International Finance Center in Uptown Bonifacio. Similarly, Megaworld Lifestyle Malls witnessed an increase of 33,000 square meters in GLA, reaching 517,000 square meters, punctuated by the opening of four new retail locations across various townships.

Looking ahead to the end of 2024, Megaworld is poised to complete an additional 180,000 square meters of office spaces and about 100,000 square meters of mall and commercial retail spaces. These projections not only underscore Megaworld’s strategic foresight but also highlight its role as a dynamic catalyst for change in the commercial real estate sector.
